A layer mask is essentially a controllable transparency. white pixels are 100% solid, and dark pixels are 100% transparent
When you press the layer mask button, you'll notice a new box inside your layer; you click on the boxes to switch freely between that and your actual pixels. (Your selected colors automatically shift to monochromatic, so that's another indication you're in a layer mask)
Essentially whenever this is in use get the ability to erase things non-permanently (use white/gray pixels to bring it back), and you get to reign in some special adjustment layers that would otherwise negatively effect the entire image.
Finally, if you have an area selected while creating a layer mask, that area will be 100% white pixels whereas everything outside will be black pixels. I hope that answers most of your questions
