I've never seen it in real life either, but movies have taught me that you can be required to show that you're married with your roommate before moving in to a moderately nice apartment. It isn't too much of a mental leap that this could be required even if the roommate is of the same gender/sex
and i will also note that the concept of BAA is to allow many lgbt into a area they can afford to live given even in current day, they have a lot of discrimination regarding their living situation even if we have rights thanks to inflation and bigotry. its like inclusive clubs and bars, they just wanna place they can live without having to be judged or bled dry

that reminds me of the Bollywood movie that there was a 2 straight guys were looking for a cheap apartment but the landowner is looking for a lady or gay people because she is protecting her daughter. The apartment was so cheap so they have to pretend to be gay to live there.
