air conditioning!!!
Posted 9 years agoWell the workers came back today and completed the air conditioning installation... in no time at all the temp dropped to a more comfortable level and took out the crazy humidity that has been building up in the house. Now that the saga is finally over... I have yet another issue to repair. For some reason the electric in part of the house isn't working. I am hoping it's simply a bad breaker, but I have a feeling it's a bad wire or a bad splice somewhere. Unfortunately the splices are mostly behind the walls now... which means I may have to open up a wall somewhere :(
Every time I try and get ahead... something else comes along and fucks it up!
The surgery went as expected yesterday.. and i'm now in recovery mode... with some pretty severe discomfort today in my shoulder and arm. Nothing unexpected, but still makes it hard to do much of anything. And I need to take at least one day off to try and heal up some before heading back to work. The bad part is I have no more time I can use thanks to this damn house... so i'm going to be losing money now :(

Posted 9 years agoI had my surgery today and it went well... Took a bit longer than I expected, but it'd over and done with so now I just hit the recovery stage and heal.
The AC installers came this morning before I went to the hospital, showed up right on time too... yes it's a much different company this time and it shows.. they even said the other guy was well known for lying and running away from complicated jobs also, preferring the quick and easy repairs over complicated installs.
The began tearing out the old unit and man you can tell just how bad this unit is... 30 years old and looks it. They began the job and eventually had to stop to make a proper determination of where the roof vents were and how they can install the new vents without destroying the roof or needing a roofer there to make repairs. They may need to fashion something to make the proper connections or find a way of removing the old vents without damaging anything. It may take another day or two to complete, but the installer promised I won't have anything to worry about with him and the job will be completed properly.
Got some more painting done today also and we're getting much closer to the end here.

I was at work so my friend was at the house today once again waiting for the AC guy..
The AC installer came out Thursday after not showing up at all the day before... promising me he'd be there between 9 and 1030 am... well 11am came and no installer... on the phone I go once again to the company rep.... who unfortunately seem to recognize my voice by now.... leaving me to explain once again how the installer isn't at the house even though he gave a specific time frame. So they tried to contact him themselves and he told them he was on the way and would be at the house in 90 min.... well 90 min comes and goes and still no installer... back on the phone once again and i'm hopping mad by this time... enough to really vent my frustrations in earnest to the poor lady on the phone... and I say poor lady because she really IS a nice person and has always tried her best on behalf of the company and in my interests... but she was the unfortunate recipient of my anger at the time... and she completely understood my frustrations and promised that she would do everything in her power to assist me... including talking to upper management on my behalf.
So finally at 230 he shows up... unloads the AC unit and other equipment from his truck and sets it up.. then goes under the house ... comes out after a few min and says he cannot install the unit... packs everything up again and leaves.. So I get on the phone again and explain that he just left and didn't do anything at all... I was immediately put on the phone with the division director of installations and explained my saga in great detail... He was also wondering why the sales rep selected the unit he did to install at my house (an all in one unit) instead of a split system (similar to the one currently in place).
the director gives me his PERSONAL numbers and asks that I give him until the following day to get everything sorted out properly, including speaking with the sales rep and getting a proper idea of the layout of the house and why the all in one unit was offered instead of the split system.
Next day I get the message that the company has ceased doing business with the original installer effective immediately... and has put together a package suitable for the setup in the house currently.. meaning that the installation will be much more streamlined and proper for the layout of the home. So I will be getting a split system with gas heating instead of electric... a 14 SEER AC unit.. and all new connections, electrical and plumbing. and any ducts that need to be replaced will be done so .. all with no extra charges and a full 10 year warranty which will cover everything!
This is all scheduled for Monday morning and i'm very hopeful that this will actually happen this time....
This whole fiasco is holding up the installation of the floors and put the rest of my schedule on hold!! not to mention that it gets ungodly hot in a house without AC in this brutal Florida heat and humidity.
the bad thing here is that I will be getting surgery on my shoulder on Monday Afternoon... and may not be able to stay to see the installation completed... but i'm very hopeful someone will be able to house-sit for me while I go under t he knife... which in itself is a bit weird because the hospital advised me in writing that I MUST have someone with me to accompany me back home.. even if i'm taking a cab I cannot go alone... or the procedure will be cancelled and i'll be responsible for all costs incurred... mind you the bill for this is a whopping $17k ... which my deductible is 20% of :(

Posted 9 years agoSo.. i've been getting things complete around the house... and while it may have taken longer than I wished, I suppose it's best that I found all the problems before I moved in. The house has been incredibly sweltering hot with no air conditioning, so if I WAS sleeping there, i'm certain I would NOT be a comfortable coon.
So after making a lot of calls to AC companies, it was determined that the 30 year old unit is leaking freon in several places and since it's so old, parts are nearly impossible to get and not cost effective anyway so several companies were asked for estimates for a new system. The best one I got was for $3456 which included new duct work also so I went ahead and approved the estimate and paid the costs required to get the ball rolling. So a date was agreed on but the installer never showed and never called despite the appointment being made, so a couple of calls to the office and some frustrated expressions on my part got me a lot of apologies and another date. which also was met by another no show. Once again I called and yelled and got another date and a promise from the owner of the company that he'll come out himself if he has to.
It gets better...
The installer called in the morning and said he was on the way from Lakeland (11am) figuring he'd take about an hour to get there and I was at work so my friend Rick was able to house sit and wait... and wait... and wait.. well 2pm comes and still no installer... but this time I have his cell number... called him and he said he was delayed and would be "on the way shortly"... 4pm now and he calls asking for directions in the complex.. meaning he made it at last. A little time passes and Rick texts me saying there's a problem and he can't install the AC for a few reasons, all of which sound like BS to me. I called the company and got the owner on the phone and explained the situation, which made him audibly frustrated at the situation and said he'd call the installer and find out whats happening and call me back.
Several minutes pass and I get the call... explaining that the install will proceed but an electrician will need to be sent out to make the final connections since the installer isn't a certified electrician. Well it's unfortunate but acceptable so I say OK to proceed. I call rick and explain whats going to happen and he tells me the guy already left!!! It's at this point that I flip my shit and call the owner back and tell him the guy left the job... which got several WTF's from him and a promise to call me right back.
He calls back and tells me he will have the guy come back the next day and I was simply exasperated by this time and told him to get another installer that is capable of doing the job properly and be there when he says he'll be there... which he agrees to and apologizes profusely to me. By this point (i'm still at work) i'm so angry I can't even think rationally and found myself screaming in anger and frustration and basically seeing red. Needless to say I went home early from work and am glad I did because i'm sure if I stayed it wouldn't have been pretty. I had to call the floor guy and reschedule the install once again because there needs to be working AC in the house for the floors to set correctly... thankfully he's a good guy and understands completely.
We'll see what happens on Tuesday now... wish me luck!

The sheet rock repairs are completed and walls are being primed and painted... running into some very minor issues with the joint compound being a bit rough in places... may be from trying to apply it in less than ideal lighting conditions... but a little sanding is taking care of that.
Also ran into an unexpected plumbing problem in the kitchen.
the sink drains were apparently put on by an idiot who cross threaded them and applied putty to prevent a leak... which now has started leaking! Got a new set of PVC pipes and new drains... had to cut the old ones off with a dremel tool, but they came off and the new ones are in.. some minor adjustments and they're good. The water filter is leaking now but I got a replacement for that also. Seems like everything wants to go at once.
Ordered the carpet and padding today and that will be in by next week.. then some minor moldings and we should be done!

Posted 9 years agoNow that the FA guru's have found the light switch and turned it back on.... I can continue updating you all on my adventures in house buying.
Managed to get the properly sized windows and install them... and of course it started raining just as we were finishing up... and not just a little bit of rain.. it came down in buckets... so much that the trees were straining against the amount of rain and wind. As is typical of Florida weather it didn't last that long and we managed to get all the rest of the screws tightened up and call it totally done. So that makes nearly all of the windows replaced with new ones which operate properly and look very nice compared to the old ones.
Sheetrock is 95% completed now with one more room left to complete.. then priming and painting can move forward... with the floor installation following. The Air Conditioning has been checked and we all agree that it should be changed... but the first full estimate I have is for a whopping $6k!! WELL above my means right now. I have another estimate in the works and should hear back from them in a couple of days with a final estimate. I just hope it's significantly lower than the first one. I'm afraid that the time to sell my bike has come... with the money being needed to replace the AC unit it will NOT be put to waste so if ANYONE knows someone interested in a really nice Suzuki M50 Boulevard, with a lot of nice extras, let me know asap.... Looking to get $4k for it.
It seems there may be an end to this long dreary tunnel after all.
I have a couple of minor things to do which CAN wait for after I move in... just need to replace two doors outside... one is smaller than the opening... and the other only has a screen door instead of a securable solid door.

so the sheetrock is all up now... and the bathroom is ready for having the ceiling replaced... As an added bonus, the ceiling in the hallway had a few areas of old water damage and crumbled to dust when we put the sheetrock up... so now we have to replace the ceiling in the hallway also... not fun I tell you.
We started painting but the paint is acting weird as it goes on the first coat with no issues, but the second coat bubbles and falls off.. it's very odd and i'm not sure why it's doing it. I got a primer now so i'm hoping that will solve the problem.
I'm going tomorrow to get the replacement windows and will get them installed and knock that off of the list.. meaning there will be no more issues with water leaks.... there better not be anyway.
The kitchen faucet decided that it wanted to start leaking after we got the ice maker hose added... so I bought a new faucet and hopefully that will solve that issue once and for all.
I had an AC tech come to the house and the air conditioner is totally shot.. with the a-coil leaking like crazya replacement would cost about half of an entirely new unit, plus the fact that it's 30 years old makes it really not worth the time and money... so i'm going to bite the bullet and take the sensible approach and buy a completely new unit... which will not only make me eligible for a rebate from the electric company, but will allow a nice tax break next year.. plus it adds to the overall value of the house.. so the costs will eventually be absorbed.
I added up all of my spending so far and have surpassed the $3k mark in supplies and equipment... not to mention the insane amount of time and stress i've put into this place. I am very glad my neighbors are understanding because i'm certain they've heard me screaming a few not so nice words over the last few weeks. i'm so glad that i've had help from several furs here... otherwise i'd be stuck at square one.

Posted 9 years agoSo the work has been continuing at the house. My projected move date has come and gone and the house is no where near ready to be moved in to. 
A SEVERE amount of water damage was discovered under the closet floor in the front room and after ripping out all the damaged and rotted wood and mold, it looks like it was caused by a manufacturer's defect in the corner where a small hole allowed water to get into this area. A small hole was left open where two sections join together, not even a place where damage could be caused easily by someone, or even by neglect over time, but it was there and the water did it's thing. It was so bad that the actual load bearing members were damaged to the point that if it had continued it would have caused the entire house to collapse. So we replaced damaged sections and added more support members in this area to help offset any load bearing problems. We sealed everything up and even corrected the original defect so this won't happen again.
So work progressed in other areas of the house... more sheet rock was put up and taped, and work started on the electrical issues in the hallway. Well the reason there were issues to begin with is SOMEONE decided that it was necessary to add a couple of switches in places that there shouldn't have been in the first place. A switch in the hall that controls half of the outlets in the bedroom? along with a switch in there for the same outlets? that's really silly. I wanted to have both hall lights on one switch that can be controlled at either end of the hallway... simple right? not in this house! I got the switches and new wiring installed but needed to find the wires for one of the lights, so on taking off the lighting fixture the wiring crumbled and so did the ceiling it was mounted to because someone put a huge hole in the ceiling directly under the air vent for the roof and simply added a block of wood to hold up the light. Now the ceiling needs to be repaired here and the area under the vent needs some kind of protection to keep the light from being exposed to the elements. Still looking at different possibilities here since the vent needs to remain open. New wiring was installed and is in place waiting on the final hook ups. Insulation was replaced in the hallway and is almost ready for sheet rock then we can finish the rest of the damaged walls in the front room where the closet is.

Posted 9 years agoSo I got a lot of the repairs finished... the roof is finally sealed up and no leaks... the rotted wall studs have been replaced and the wall re insulated and sheet rocked... so moving on to the other rooms... means that there are more underlying issues that were found...
Found another window leak in the other room where the leak was coming into the wall because the window was replaced with the wrong size window. It was an inch too short for the opening so they simply packed in more sealant to compensate... which of course did NOT work, but since this window was under the car port, it didn't see as much rain as the other one... so the wood wasn't rotted away this time, but there was still a ton of black mold in the wall. So this wall was ripped apart down to the bare studs and mold killer added... i'm going to go get a new window tomorrow to replace this one with the properly sized one and then put all new insulation and sheet rock in this wall... After this discovery, we started looking at every other window very closely, to see if there were any other potential issues, but it seems that most of the other windows are original or at least properly sized for the openings. There is one window in the front that the window putty rotted away and the glass is now being held in my a small sliver of putty, which means it may just be easier to replace this window as well.
I STILL need to finish the bathroom ceiling and all the electrical repairs.. there are a lot of outlets that were not installed correctly so I have to remedy this before I can call it finished, and when I say incorrectly I mean like no ground wire attached to the outlet or switch... a small but important item that needs to be done, and can be done easily with time and patience. While I am at it I plan on adding a vent fan to the bathroom also since the ceiling is wide open anyway.. a small addition but one that makes sense to do.
I have to replace the cabinets in the bathrooms also, and I even found a decent medicine cabinet to install over the sink, which means i'll not need to relocate the light wires as I would have if I kept the mirror and light assembly that was there already.
It seems like a lot of work, but I have a lot invested in this place already... makes sense to see it through I think, and hope nothing else pops up.

As we were making repairs to some of the sheet rock that was damaged, cutting away the damaged area made us notice the painted surface started peeling off like it was a vinyl sticker.. after getting a large section off, it was revealed that this was a piece of sheet rock that had a vinyl coating on it.. covered by wall paper.. covered by paint. Posted 9 years agotoday being my day off, I went and got some more interior work done on the house... more joint compound and sanding done... with more tomorrow too.
After some friends came by and we went up on the roof to try and get a close look to see where the leak is... well we managed to find a very VERY small crack in the sealant right along the seam where it appears to have been missed by the first coats, or simply opened up from expansion/contraction. So since that section of the roof was bowing down a bit more than I would have liked, we all decided the best course of action would be to brace up that section from the inside with some wood. After a run to home depot, we got the wood up there and secured it for good... this allowed us to get back on to the roof and hammer down the seam so it is closed up properly. We added a seam sealer in the form of a long and wide strip of "tape" that is specifically designed for this type of roof. Tomorrow we will o back up and apply some more sealant over this section and look closely at any other areas that may seem somewhat suspect.
I hope this finishes up the roof work.. otherwise the next step is replacing the entire roof completely... not an easy thing to do.. and not cheap either.

I have already replace the bathroom window, which was cheaper and easier then replacing the cracked glass, but this is a larger window and may not be so easy to replace. Going to try and repair it first and will replace it if I have to.
There is a floor guy coming tomorrow also to give me a quote on the carpet/vinyl floors that need to be done. This guy is someone from work who does it on the side but is highly recommended by several co-workers so i'm confident. Have to finish the sheet rock repairs and all before moving on to the painting, which should be done before the floors... getting so close now... I hope I can handle all this stress.

I have no idea what i'm going to do at this point... getting a new roof put over the old is going to cost at least $5k... money that I do not have.
I can't move into a house that has a leaky roof... and I can't make any repairs until the leak is completely sealed.
I feel more and more like I got suckered by the people who sold me this place... i'm thoroughly convinced they knew about the leaky roof and did their very best to hide it. I just don't know what i'm going to do now.. I have every penny of my money tied up into this place... I just don't know what to do now :(

Posted 9 years agoYes seriously... i'm STILL awake after almost 20 hours being up and on 3 hours of sleep... why?... STRESS!!
Remember the house I was buying? well it all went through and I got the keys yesterday. When I went to appraise what needed to be done next I looked around and found an odd looking spot in the ceiling of the bathroom. I touched it and the ceiling gave way, revealing a nice sopping wet area of insulation. Yep... roof leak... NOT what I needed to find. It seems that the roof was patched once already in the same area, so it either wasn't done correctly, or it is starting to degrade. So after doing some research, I found out this is a VERY common thing and can be fixed with some hard work and the proper materials. The roof basically needs to be scraped and re-sealed with a sealant that will get into the seams and keep it waterproof for at least ten years, (5 and i'll be happy).
I also discovered some areas around the house that really need some attention such as broken sheet rock and plenty of holes on the walls that need to be fixed before paint can go on them, then it's new carpeting and flooring, and then hopefully i'll be able to start moving my stuff in. I hope...
My budget is taking a huge hit for this repair but I have no choice at all... it has to be fixed NOW.
So mentally and physically, my body is fighting me... raising my blood pressure to really high levels.. making me unable to fall asleep or stay asleep for more than a couple of hours... and making my digestive system twist itself into painful knots.
I just hope I can survive this endeavor... i've sunk just about every dime I have into this... so you can see just how much is at stake here.
If anyone is willing to help out... i'd be ever so grateful.. even if it's just help with cleaning or any help with the many items on the list of repairs.. I sure can't do it alone.

Simba was nice enough to be able to take him in for a while, meaning that if the manager wants to come and see that he's gone, he will be. The only good thing is that he's in good hands and will be well taken care of.
Other new developments have come up also, and I hope they are good....
After the fiasco with the inspection and realizing how i'm living under the watchful eye of others, I decided to take a passing glance at how much it would cost to buy a place here and see if I could feasibly pull it off. Surprisingly I found several homes for sale around here from what I would consider dirt cheap, to what i'd say was crazy expensive. but there were plenty in between so I started looking at how I could get finances secured and just how much I could get to work with.
After making lots of inquiries, I found I was able to take a loan against my 401K for as much as half the amount in my account, The fees are honestly minimal with a one time $35 transaction fee and a quarterly fee of $4, all being deducted from my account. The best thing is that this loan will be paid directly from payroll deductions and are paid back into my account, including the interest. So i'm basically taking a loan against my own money and paying myself back. The best part is that if the worst happens that I would be unable to repay my loan it would simply be reported as income and i'd be responsible for the penalties and taxes, which is much better than fearing foreclosure.
Plugging the numbers together I came up with an affordable number and started looking for something under that set number, and in just a few days I found a place. It was renovated a few years ago and needs some very minor work. I looked around and while i'm not an expert, I liked it and made an offer which was accepted. The final paperwork will be completed Monday and I take full possession on the 1st of April. Talking to the management office to see what my options were for transferring my lease from here, they determined that I would have to pay a release fee of $1700 and i'd be released from the lease. This is a lot better than riding the remains of the lease ($4000) and also paying the lot fee at the new place also. ($500 per month)
This will surely allow my monthly expenses to be cut in half and I will not have to worry about my tuition payments overwhelming me. Once I get the new place fixed up and moved in, I can get my kitty back :)

Today was bad enough to be honest....
I got into work and first thing I get called into the office to get yelled at for some items that I can't get into in great detail, but I can say that my bosses all decided to pass the buck as far as a problem that they had no input on but dumped it into MY lap and told me to run with it, which I did and got the problems fixed but even so, they all seem to look past that and think that I can work miracles... even though I can't and can only do the best I can do with the tools i'm given.
Then talking to my Dr today, he tells me my blood pressure is reaching danger levels and is more than likely due to a rapid gain in weight, which i'm having a real problem controlling, even though i've already adjusted my diet and portions, and even started weaning off the diet sodas in favor of sparkling waters. He seems to feel that my long term prognosis is very poor right now... nuf said :(
The nail in the coffin is that the management of the place i'm renting did a surprise inspection of my house while I was at work and told me I have to get rid of my kitty immediately, no exceptions, and they think I have an illegal roommate living here. Needless to say i'm very upset by not only the accusations, but in being forced to get rid of my kitty. the thought just has me bawling my eyes out... I don't know what to do.
I need to get a place of my own but i'm so broke I can't see any way it'll happen... i'm going to wind up living in a tent somewhere at this rate...

I've been working my tail off to pay my bills and keep my head above water, but as usual fate flicks his boogers in my eye... Last weekend I decided to use the back door, which I almost NEVER use, and found the door lock, frame, and door was damaged by someone trying to break into the house! It was very obvious that someone used a screwdriver or similar tool to force the door open. It seems they weren't successful in getting into the house, but the damage is done. I reported the damage to the management office and called the police to make a report. The deputy came and he felt that indeed some amateur tried to gain entry to the house, but it doesn't seem they made it inside. A report was made and i've been trying to repair the door to make it more secure. It seems the deadbolt was not installed properly and was not able to latch fully, meaning someone came VERY close to getting into the house. Needless to say this has unnerved me to no end to the point i've been feeling ill all week and very nervous, with even the slightest unfamiliar noise waking me from a dead sleep to sitting up in bed ready to take action!
This week in my free time I started looking around to find another place to live... maybe out of fear or sense that if it happened once it MAY happen again.. but all i've managed to do was prove to myself how much of a terrible financial train wreck my life is right now. Not only is my available money not anywhere near enough for a down payment on a house, but with the remainder of the lease here and being able to manage my month to month bills i'd be living in a box under a bridge in no time. I looked into some options but my credit score is so bad from my damn debts, especially with $63k in tuition hanging over my head, that it would be nearly impossible to get any kind of mortgage. The only thing I can attempt to mange is taking a loan against my 401k, which even then limits me to finding a house under $20k, which is nearly impossible around here since the average house is over $200k :(
Renting is horrible, but it seems i'm going to be stuck paying others bills for the rest of my life.
Sometimes I really wonder why I even bother trying so hard... i've really done nothing but work my life away... and have nothing at all to show for all the work i've done. i've given up everything in my life in order to do what I was supposed to do... maintain my life the best way I know how... but the world was designed for people with families, spouses, or a LOT of money! Maybe I should just give up.

 jbadger was rushed to the hospital this morning with extreme difficulty breathing and fluid in his lungs and is currently listed in terminal condition. This is all due to the rapid spread of cancer into his lungs that he has been fighting for sone time now. It is unclear what his prognosis is, but he requested a DNR order and assigned a power of attorney to ensure things are taken care of if.......if.....

Posted 10 years agoYeah I could be thankful... and in a lot of instances I AM thankful... but lately it seems like I have to not be thankful about than I have to BE thankful.... I know the world is going to shit, I see it every day on the news, and there's no real reason why my life shouldn't follow the rest of the world right?
Financial hardships due to increasing costs and lower wages... typical capitalism at it's best.... with my own finances being no exception and they will be getting even worse once the tuition payments start in a couple of months. Spending 5 weeks home sick with a miserable virus which nearly put me in the hospital just wiped out all of my savings and cut into half of my 401k... which I needed just to pay bills and rent.
My health has not been very good either and I feel like I'm only getting worse.... weight gain, loss of appetite, sudden weakness and pains all over... there are honestly some days I just feel like I'm going to drop dead... today being no exception. Between moving here, and getting sick, I've been feeling completely miserable physically and mentally... middle age sure does suck.
I'm thankful for my friends.. those who actually care about me enough to see how I'm doing from time to time... and the ones who go out of their way to spend some time with me. If it wasn't for them, I'd be all alone and even more miserable than I have been. I know over the years I've tried to keep in touch with people, even with my own family, but it seems like less and less people have the time to do anything much anymore... what a wonderful world we live in.
Just remember guys... try and stay happy and healthy... money can't buy happiness, but it sure makes things easier... and no matter what, no one is going to help you unless you help yourself.
    Financial hardships due to increasing costs and lower wages... typical capitalism at it's best.... with my own finances being no exception and they will be getting even worse once the tuition payments start in a couple of months. Spending 5 weeks home sick with a miserable virus which nearly put me in the hospital just wiped out all of my savings and cut into half of my 401k... which I needed just to pay bills and rent.

Posted 10 years agoSome of you know that i've been in a very sour mood lately. Well between being sick for over a month, with some of the effects still making me feel miserable, and the money woes of not getting any pay for all that time, added to the normal money woes i've had, and now adding the added stress of an additional payment every month for the next 20+ years for repaying my $63k in tuition loans. 
It's all just hit me at once lately, making me feel just completely miserable and like giving up on myself completely.
Work is OK but theres a lot of added stress lately, which just makes it that much harder to do my job properly and feel good about it.
I love my job and want to be successful, but I just feel like a complete and utter loser, having nothing significant to show for a lifetime of busting my tail off. And seeing friends having similar difficulties and not being able to do anything about it... just eats me to my soul.
I've been thinking of just turning off the power to my computer and walking away from it all. Focusing on living my own life and making things work. But I can't bring myself to walk away from everything I know and care about.
It's a hard life and it's killing me very slowly and very painfully.... sometimes I just want it to be over already.
Is that wrong?

XXL sportsman's trunk is $20 ( 37.75" w x 14" h x 18.25" d)
I suggest taking a look at them if you plan on traveling anywhere and want the best protection for your suit without spending a lot.

Posted 10 years agoHey guys, I got my final grades posted from college today and I officially graduate with a 3.3 GPA :) Now I just have to wait for the sheepskin to arrive and hang it on my wall.. reminding me i'll have payments for the next 30 years :)
